@Sandy Uhlmann there are certain programs out there that include the umbrella in the policy. To take that even further they offer them per location. So no one property shares the umbrella but each one has their own. I have one with my rentals. PM and we can discuss further.

Has anyone added solar panels to a small multi family as a way to increase revenue? I figure you could charge the tenants a base rate for electricity every month and that goes to paying them off. Once paid off, you obviously just keep charging them and that would increase your income. Has anyone tried this? Are solar panels just to expensive in general?

Wells Fargo will do a HELOC on rental properties. I recently did one on a rental I have. I have also had some luck with local banks and credit unions. If you call around you will find one.
