I recently received won a property at an auction that was recently deeded to my company.  When I had initially purchased the property, I noticed that the location and mailing addresses were not the same. My assumption is that the owners are renting the home to tenants. My desire is to have the tenants leave so I can sell the property asap!

Since tenants are still there, what can I do to have them removed from the premises without going to court? (I was told that the process of having them removed could take up to 1 year.)

For example, could I offer them to pay their local moving expenses? I want to make this issue resolve as peacefully as possible.

Home size: over 2,350 sqft | Lot size: over 3,020 sqft | Asking: $315K | Repair level: Gut job | Call me now for more details (305-814-4968). This deal won't last long.

I will reach out to a local attorney. Thanks Amanda.

Hi Priscilla,

That may be true, but I'm going to throw another variable at you- what will your tax situation be if you incorporate in one state and own property in another? That might wipe out any protection advantage. If you are concerned with this up front, it might be worthwhile to find a local attorney that specializes in asset protect and find out if a trust would do you better than interstate incorporation. Good luck whatever you decide!

Wow! Thanks Jerry!

@Priscilla B Walker, as of July 1, 2018 Wyoming now has a series LLC. There has not been any court decisions on it yet, but I would expect the normal interpretation that our courts have done on regular LLCs.

I've read that Wyoming offers the best asset protection for real estate investors (with assets outside of the state). Does anyone have a recommendation for a WY registered agent company?

Thanks in advance!

Thanks Ross!

I like www.nreig.com. They specialized in investment properties. I have several clients who use them with their LLC's.

Do you have any recommendations for a reputable real estate insurance company that will insure an LLC with land trusts?

Thanks in advance!

I am researching some properties in PA & MN for my 1st buy. (Yay!) I did some preliminary searches on each property and I was able to find some tax information, however, I want to make sure that I have any and all information.

Based on my Google search, I found SearchHQ and US Title Records.

Do you have an online title search company to recommend?

Your prompt response is much appreciated, thanks!
