I sold one of the properties on that map and I know that area very well. Buyers please drive the area yourself, or have your agent video tape the areas while driving around the streets you are interested in. I'm just putting it out there that in that particular area it varies greatly when you cross certain major streets. There are streets that when you cross and go over even two or three blocks it changes quite a bit. Google Maps are great but it wont show (maybe someone standing on a street corner selling drugs, or the sounds and roads). There are some great investment areas over there BUT, as you know it's finding the deal that gives you cash-flow, and hopefully doing your best to keep tenants safe.

Just a caveat; when you're looking for homes on your own (off market) have a good Real Estate attorney to write up the deal, as well as making sure there are no encumbrances (liens). Also you will need to have cash in most cases. Also, with the new laws regarding permits (on those homes where you had the "handy men, and do-it-yourself sellers) and energy efficient things such as low flush toilets; be prepared to do your homework if you don't have an agent. Always get a home inspection even if it says "As Is" ! better to lose $400 than thousands you were not prepared to shell out from hidden problems. Not trying to be negative just pointing out if you go it alone without professional help there are things you can learn as you go, or speak with professionals like a Real Estate attorney, Agent, accountant, home inspectors, to help protect your investment.

@Meredith L. Ok, what's wrong with an agent who is on BP on Christmas Eve. Crazy but I think about Real Estate all the time. Meredith hello, I'm from Alameda, my sisters are all still sprinkled through-out the Bay Area, so who-knows maybe you know one of them. BP is pretty cool right? I wanted to say investing in Sacramento right now is tough in the 200K range however; my clients just closed on a great duplex, and at a great price. Sacramento is growing at a fast pace. Currently there are several major projects underway and housing is a big topic. I don't think the Fresno area can touch Sacramento at all with regards to what's happening in Sacramento, (sorry those of you from Fresno). I love the idea of house hacking. I always like Carrianne's input. Not a fan of West Sac for investing yet. I know my zip codes so if you want to PM me no obligation promise I'm happy to help. @Leonard L. Thank you for this valuable information! I think I learned Property Management from one of the best in the business (here in Sacramento) and there are so many rights that tenants have that at times it's hard to keep up on the changes. It's scary enough not being able to turn away felons, but same here, ABSOLUTELY NO evictions should be the last thing landlords can hole on to. So now, when a Felon with a service dog who was evicted two months ago comes along we will welcome them with open arms :)  Sorry I had to find humor in this. BTY I love all dogs!

@Jeremie Cortez Hi Jeremie, Yes, congratulations. 

Check out all the lectures at RHA in Sacramento on Lathrop way. In my opinion Jane McGinnis is the best in the business (she has live classes on a regular basis).  You'll learn the new laws and so much more. They have forms as well. Good luck.   

I don not know how many of you are aware of the historic vote in Italy today Sunday 4th (see news & Twitter).

The Italian referendum to vote "No" has already started to affect news of stock markets becoming volatile. We expect the same will happen on the opening of the U.S. stock markets too therefore affecting mortgage rates immediately. Italy's Prime Minister Renzi has said he will step down tomorrow after losing his fight.     

Hi @Fernando E. With your budget you would do very well with Sacramento because it's close to the Bay Area, and affordable. With $325,000 range I know of two areas where there are duplexes that cash-flow when they come up. Also I know a great area where for 300K if a light fixer comes up they can be flipped for up to $400. My brokerage also does incredibly good work with property management. I have a tab for investors on my site where if you check it out I have an area for property under $300K. You'll get an idea of what other investors are buying by seeing what's pending. This resource can help if you  don't know the Sacramento area. Go under BP's education tab too, so many great resources. Good luck.

@Wes Blackwell @Joseph King Hi Wes, I feel like I need to just ad something, I hope this doesn't come off nasty I really don't intend it to. I'm sure you're a nice guy & very good at what you do. I have to say though, when I read that it felt like you were throwing other agents under the bus. Remember the Golden Rule in Code of Ethics. The Golden Rule, as quoted in the Preamble to the Code states, "Whatsoever ye would that others should do to you, do ye even so to them." There are many great Realtors out here that know their numbers, neighborhoods, trends, crime rate data, etc. You were a newbie at one time too.
