The most major benefit of adding a virtual assistant to your team is not financial but rather time-saving. It is difficult for one person to manage all operations simultaneously, respond to customers, and solve minor issues independently. Then, you will have more time to focus on growing your business as your virtual assistants handle your non-core activities. If you find a virtual assistant you enjoy working with, you can eventually offer him a permanent position. You can test the compatibility of your expectations and your assistant by hiring someone for a short period of time. And there’s a lot of websites out there, like Fiverr and Upwork. Buying a rental property out of state is a good investment, but it is hard because you might not be familiar with the market in other locations. But you can always manage an Airbnb remotely once you list it and hire a property manager to maintain it. A neighbor is a good choice with an added benefit – they can let you know if anything suspicious is happening around the Airbnb rental property.

In my opinion, if you want your property to charge a reasonable rent and attract local tenants, you'll want to outstand other homes in the area – especially in amenities. That means that if every other rental in the area has an in-unit W/D, you probably should consider it. This will allow you to stay competitive in the local marketplace and demand additional rents similar to those of other property owners in the community. Just include on the lease agreement that it will be the tenant's liability if the machine is broken and that it was given to them in good working order. This way, you can guarantee that the washing machine and dryer will be kept up, and you will be able to provide basic amenities for your tenants risk-free!
