@char - Yes, there's a leaky roof and it caused water to get in the inside. There's some mold in ceiling in one bedroom and on the wall in the other rooms.

I Have a 3BR 2ba 1500 square feet house under contract for $59,900 and a estimate repair cost between $20000-$25000. I ran some comps and the arv would be between $125,000-$130,000. I got a home inspection done today and the inspection report stated that there is mold in some of the bedrooms in the house. I've never bought a investment property with visual mold in it. I want to know do I hire a mold inspector to come out or is this a deal breaker?

@stevemasica- Ok thanks, I spoke with a civil engineer today and it's going to cost about $8000 for preliminary plot and P&Z fees.

@Jay Hinrichs- Ok thanks, I received the road cost and utilities from a Civil Engineer, it's averaging around $450 per lineal feet here. I was thinking the same thing about the numbers. Jay I come from a custom home building background and trying to get into land development. What software are you using to run your pro forms for land developments?. As a new investor trying to get into land development what strategy would you recommend to get started?

@Steve Masica - Are you referring to getting the preliminary plat approvals and then options then to builders? I f so I received a quote of $5000 for a preliminary plat and $3000 from the planning, zoning commission.

Ok thanks, does that $250,000 includes realtor commission? On a this 90 lot deal what do you it would cost to get it to final plat?
