This is about land in California. The Seller is asking $100k cash one payment. We found a buyer willing to do payments for 10 years. we found a note buyer who will buy the note unseasoned for $150k. Is there a contract that would allow us to control this process to pay off the seller within 1 year. Some sort of double close . Seller will not carry the not but can enter into an option.

Please Help!

Posting Optioned piece of land on the MLS without owner's knowledge. Can I do that? Any laws I should be aware of? Thank You Community!!

House flipping deal problem. Help Dear Friends!!

2bd/1ba mobile home on a 1.8 acre in So Cal.
Seller 86yr old,almost blind and handicap.
Bad tenant, month to month doesn't pay rent
Lowest sold Comps at 50k (for land alone)
I negotiated down to 20k, I have my own cash too.
Professional Eviction cost $1300 worst case.
Putting a home in Escrow to evict eliminates most tenant's legal leverage.
but the seller pulled out - stressed by lengthy eviction process (about 90 days) even though I commited to take care of everything.
Do I save this deal somehow or move on?

Anybody uses the Jack Bosch method of making offer only after the initial contact? Since I am new to this and experimenting with the Land Geek method, I wonder how many potential sellers I discourage from calling me back by sending them a poorly researched offer based on AV or price per acre.

I understand that the call volume would increase because of the unmotivated sellers, thus extra cost of a call center.

just called them, sunshine communicatons charge $60 for 70 live call minutes.

I am just starting out and have just sent 2000 mailers across many counties in different states for land parcels. My question is: Which title company do I use to close, in my state CA or in the seller's state?

Can a CA title company close on any transactions across the country? Is there a disadvantage?
