Im finding lots of FSBO properties that need work with some that will carry a owner contract and would like to pick up the contract and sell to a rehabber.

But I want to make sure that I can give the rehabber as much info as possible on the property and make it as quick and painless for both parties.

So if someone was offering you a home in need of rehab, what would you ideally want from them?

This...Look in your local craigslist under housing wanted. And maybe rethink that high of a deposit.

So I made my first offer on duplex tonight.

Let me know what you think of the numbers

Its 2\1 on each side
I believe the AFV $68k
Sold comps on SFH $50k
Offer in @ 22k
Selling price the Rehaber 27k
Rehab @ 15-25k
Cash flow of $550 on each side.

Now one way I was finding my offer price was

Low end selling price - carry costs - rehab costs - needed profit x 70% = starting offer...

Some places this seemed like it would be a great offer to start wil and others no so much...

Should I just focus on the ones this seems to work with?

Is this method any better?

All are either Bank REO's or FSBO duplex's in the local area. I just trying to make sure that Im not buying higher then I should. Some are great deals at $50 sqf and others seem so over priced.

The market vales have been hit, but not as hard as far as other places in the country, but the owners think its still like we are still going strong.

Just wondering?

I have been making offers on and going right around $50 a sqft.

Is there some way you try to find the right price for the offer?

The properties are all REO's and some will be cash at closing or trans-finance.
