@James Wise thx. I've rented it out to regular tenants. Appreciate it! 

I purchased a property in Davie and showed it to more than 20 ppl. Not sure what went wrong, but only two section 8 applicants applied. I like one of them - mom of 4, very clean and has good recommendation from previous landlord. However, I still prefer to rent to regular tenants. Shall I wait a bit longer for 9/1 people? I closed the house 7/15 and it's been vacant since then. 

@Branden Rivero thank you! The biggest problem is that I showed the house when it was not ready. Basically I wasted a lot of opportunities. Now I did a bunch of improvements to make it ready. The momentum seems to have gone...

@Branden Rivero nice. It's been 2 weeks on the market and I'm getting less showing requests. Lowered the price by $100 once. Only got two section 8 applications. Any tips on what I should do? 

@Branden Rivero haha sounds good! I'll let you know if I ever want to sell. It's a nice property with no hoa. I did many upgrades.

@Curtis Mears that's exactly what happened. The unit was not ready and I was impatient to show to people. Now I've made the unit ready and let's hope I get some good applications coming! Thx! 

@Greg Scott thank you so much for the insights. I have never dealt with section 8 tenants. And I don't want to deal with the government. It may be better to let the unit stay vacant for a while rather than renting it to section 8.

@Drew Sygit I totally agree. Sometimes I think I work so hard to get a nice investment property, why should I rent it to people who don't work?? Maybe I should just say no to all section 8 people 

@Branden Rivero thx for the tip. Do you have prior experience dealing with section 8 in there? 

@Jamie O'Connell totally. I have a lot of single mom with more than 2 kids applying lol. May just have to say no to them
