Hey BP family, hope everyone is enjoying there Sunday. After listening to dozens of podcasts, I decided to try my hand at the idea of a accountability group. I’m looking for people who are on the journey to financial freedom. People that are interested in connecting and networking with people that are on the same journey as themselves. I’m looking to start a accountability circle where we as a group will hold each other accountable for our goals and our word by meeting (virtually) every week to discuss weekly goals and upcoming decisions that will impact our financial snapshot. The goal of this group is for everyone to reach a net worth of 100K! I want to keep the max BEGINNING net worth of everyone in this group to 25K, just to have everyone on the same track and reaching for the same goal. This group will have a family feeling where partners can vent and talk about roadblocks in their journey. We will encourage talking about failing as success is not created without failure. Members are expected to be active in this group in order to support other members, so inactivity longer than 2 weeks will result in a member being let out the group. Location is not a factor, I'd love to connect with people across the country on this.  If your interested please feel free to message me or respond here - Thank you so much for your time!

Hey Biggerpockets family, I have a question about a issue I'm having trying to invest in Mississippi. 

Since I live in a non disclosure state, Previously sold properties and their prices are not released to the public. This really bugs me when I'm trying to use sites like Zillow or Realtor.com to compare comps in a certain area. I'm personally looking for fixer uppers that I can rehab and have built in equity into. But it's hard to calculate the ARV (by myself at least) without having access to a realtor that can run the numbers for me. Is there any other method that I can use to accurately get property information to compare comps or do I just rely on the Real Estate Agents in my area to run accurate numbers for me?

I definitely have no problem with your "boring" strategy...I tend to lean towards the simple strategy that has a good track record rather than the new thing on the block anyways. I will for sure be keeping in touch with you to pick your brain as my experience in the field grows!  I very much appreciate your helping hand!

@Joshua Janus Thank you so much for the kind words and advice. I for sure want to look into house hacking considering how beginner friendly it can be plus it aligns with my goals for the future. Considering that I want to take action in the next month I'll probably look to get pre-approved by a lender in the next week! 

Side note...I have family in the Columbus area! I'll be sure to give them your contact if they want to purchase a home or sell their home. Thank you once again for your insight.

Hey! Hope everyone is having a blessed day! I just wanted to introduce myself to the whole BiggerPockets family. 

I'm a 20 year old newbie investor from Tupelo, Mississippi. After around 2 months of wanting to get into real estate, I finally set a deadline for me to take action! The date is Jan 24th, and im using the next 25 days to really put my head down and really learn all I can. I finished The Millionaire Real Estate Investor by Gary Keller 2 days ago and today im challenging myself to learn how to analyze a market/property today. My goal is to be earning $40,000 annually in net cash flow from rental properties in the next 6 years through Single and Small Multifamily Houses. Thank you for taking the time to read my introduction and you'll definitely be hearing from me around on here. 

I pride myself on being a student of the game so if anyone has any advice for a newbie investor looking to buy his first property in the next few months. Please feel free to leave your recommendations. Once again, thank you for your time and I hope everyone has a great day!
