I started Co-wholesaling all over the US. I marketed for buyers as well as local wholesalers. When deals hit my inbox, I then send to the buyers that actually write the checks.
I don't mark up the asking price. I simply get 50% of the profit!

If I had $400k, I would buy as many owner financed properties I could get my hands on. If you'd like, I know a company that rehabs, places a tenant, property manages a property before selling it. They have nice properties under starting at $55k. There are so many different and creative ways that you can make your money work for you and you bit work for it! :)
Good luck!

Well, I'm not sure how to answer that one, but let me know if you are interested in other Florida properties. I have about 30 of them.

The tenants can stay in place, you get the money for selling the house. The new owners can do all the fixing or repairs.

I want to put offers on about 20 properties that have been on the MLS for more than 365 days. The offers I want to put in are about $15k - $25k lower than the asking price. My real problem is that I don't have a POF to send with my offers. Being that these have been on the market for so long, I figure that they are VERY motivated sellers by now, right? I probably don't need a POF, just earnest money?? (My brain is over working itself and I done lost my train of thought). What is your input? What would you do? Place the offer without a POF or should I just use a transactional funding POF? I have a buyer for the properties already, I just want to get it under contract before sending them the information on the property.
