I'm newish to investing and I have my first tenant from Salt Lake City, Utah moving out at the end of the month. Just wondering the process you go through to get a new tenant in?

How soon do I advertise? 

Do you try to show the place with old renters still in there?

Is there any process I should avoid or look out for?

I used the ksl renter and got zero responses. I used Craigslist and got like 10 responses in 2 days. I was surprised that people in Utah use Craigslist for housing.

Everyone has given you great advice, let me just add one thing. Think of how big the market is to rent a $3k house in Utah? There's only so many people that can afford this that doesn't just buy a house. I'm confident you can find something way closer to the 1% rule in Utah.

Do you mean square yard? 

Lowes sells stainmaster carpet and pad for a total of $2/sq ft installed free.  

 Yes, I meant Sq Yards. Don't forget to ask if the padding is included at Lowes

 Hey Quintin, do you know any RE lawyers in Utah you could talk to and ask a few questions. I want to know what kind of liens and other dues go with the property to the investor and do I need to quiet the title.

I got some cheap carpet for carpet one by walmart on 13th south. It was $12.99 per sq ft installed with padding. There were 3 options on colors and I got the darker one. I don't have any complaints with it.
