Learning and saving is my most secured game plan that I have at this moment to be honest. I shadow a few local investors but not enough due to availability.

How are you marketing?

Contract price is 40k 

Repair amounts - if owner wanted maybe 500-1000

Arv - difficult to compute . Other Homes in area are not as nice and are the address and prices for homes are difficult to find. Contract based on appraisal of home which is 71k

Marketing with social media outlets . Facebook , Instagram , and a repost of the property on Craigslist.

I'm just guessing, but I suspect you read some ebook or heard some podcast about wholesaling that made it sound like all you had to do was get a property under contract, do a little bit of marketing, and voila, the buyers will flock to you like flys to honey.  They have you exactly where they want you.

Understand that those things are out there free or for a nominal amount as marketing pieces and not really out there to train you.  They are designed to get you in the game, experience what you are experiencing, and then get you to run to them for help.

Once you are under their spell, they'll convince you that you need to buy their training packages, starting with a 3-day seminar in a hotel someplace for $997 to $1,497 where they'll promise you that you'll learn all about everything in real estate.  

In reality, it's 3 days of marketing designed to hook you into one of the "training" packages they will hit you with the third day ranging from $4,997 all the way up to $24,997.

The spell will be broken when you have maxed out your credit cards and exhausted your savings without ever learning enough to do one deal.

Don't get me wrong.  I've seen both sides.  There are outfits out there who will actually mentor you to make money in this business.  I've used them successfully.  Unfortunately, I've seen the others, too.  

I'm a believer in training. Just make sure you are actually buying training and not just education disguised as training.  Hope is a not an action plan nor will it put money in your pocket.

Thus far I have only paid $99 for a four hour online class which wasn't bad . It actually bought light to a few things as well as the provided contract. Plus I follow the guy on social media and he is just as plain and boring as the next man except you can see through him that there is money to be made in real estate. I went to Than Merril conference but as soon as I realized it was less training and more selling of their products , I lost interest . I have contact with a few local investors who I call and accept mentorship from whenever I can . It's really just a beginning point for me . Really starting out just as many others . But don't get me wrong, soon as I have / can save enough to complete a actual flip or can put down enough for a low mortgage payment on a property things may brighten up.

@brentcombs I will be sure to do so . The hardest let about getting the funding is not being able to match any of the private lending or having the funds to put down a down payment on  a cheap mortgage.

Hello All,

Like most I am a new to the game of real estate whole selling. I have been studuying the different lessons if you will by all gurus like many have via internet, podcast, itunes, taking any learning vehicle that I could to be honest. It has taken me about six months of turmoil to be able to get started but I have and now here is my delima if you will...

I have an house under ocntract now and NO BUYERS LOL !!!. Yes I know it is part of the job but man. I have called all my local real estate investors that I have found and no one really seems of interest. I think my next best step would be to call investors that are from other cities and states. 4 bedroom 3 bath 1744 sqft. Nice lot size and all. Home is worth more than it is under contract for with HUD tenants at 875 per month. Within less than 4 years you would have all your money back. The location may not be the best but for where it is, and to already have faithful tenants, why not...

Any advice would be helpful. Thank you
