Quote from @Scott E.:

Yes this is absolutely possible and very common. There a ton of people out there and on the forums who own dozens or even hundreds of rental units.

If you are self managing it will obviously be more time intensive to have that triplex in addition to your duplex, but still very possible for 1 person to take on.

Michael's feedback above is incorrect. If you want to buy a cash flowing triplex in addition to your duplex, and you have the required down payment and credit, lenders are not going to have a problem lending simultaneously.

Thanks for responding! I do plan to self manage both properties. I was just curious as to if it could actually be done. Thanks for the feedback.

Quote from @Michael Dumler:

@Quota Thornton it's possible, but will be difficult. Borrowers can carry two mortgages at once but keep in mind when you acquire the first property your DTI ratio is going to increase, therefore, making it strenuous to carry an additional loan. Unless your income is substantial, lenders are not going to feel comfortable lending simultaneously. Your best play, in my opinion, is to first target the house hack property and utilize either an owner-occupied FHA-insured loan or conventional with a low down payment. Hope this helps!

Thanks for replying! That was my biggest concern, how my DTI would affect me getting financing for a second rental.

Hi everyone! I have a question that may seem silly but I’m curious to know if I can house hack a duplex and rent out a triplex at the same time. I’m aware that I would have to put down 3.5% on the duplex since I’ll be living there but I would have to put down 20% on the triplex since I won’t be occupying any of the units. Is this possible? Can I actually house hack the duplex and rent out a triplex (or duplex) simultaneously? Thanks!

Great! Thanks for replying to my post Megan. Is there any way I can contact you outside of BP?

Hi guys, I’m completely new to real estate and real estate investing. I haven’t done any deals yet but I would like to connect with other investors in the Baton Rouge area!
