I guess I'm stuck in a situation where I need to move out of my current property (living at a friends after a breakup) and really don't want to rent for obvious reasons. I really want to buy, but shouldn't just buy anything I first lay hands on or else I may end up over paying like you guys are already saying.
After posting here, it almost seems like I should get myself into a m-2-m rental as I search for a property to buy?

Hi All,
I'm looking for a duplex downtown to buy it so that I can live in 1 unit and rent out the other. My plan has been to find "for rent" signs in the neighborhoods I want, call the Landlord's and basically ask them to sell. I've stuck out a few times and am wondering what are some methods you guys use to increase your chances of conversion with these owners? It's difficult to create demand for an offer when the seller has no urgency, but I am sure there are certain things you can do to increase your chances just a bit?

I do both as well but mostly 80%+ office. The retail i do turn are referrals etc, not something i actively market and specialize in. It would be ideal to have a retail specialist working on your products but if your building is lets say, less then 10-20k SF, you shouldn't be too worried.

I currently specialize in office products here in Southern California. I have a strong interest in retail due to my general interest in businesses and retail investments (NNN). I find myself bored and not intimately interested with office properties. I wanted to see if any of you have comments about why retail would be better, worst or different?
I've sold and leased retail properties before, but I guess where I want more experience in are tenant rep assignments with national tenants and of course representing landlords of large retail centers. The repeat business from corporate accounts in tenant rep assignments are very interesting to me as well.
On a last note , what's funny is although I sell office buildings and lease them, I personally wouldn't inset in one! I prefer retail investments.
