I just installed a smart Tstat and hooked it up to my "c" wire which provides constant power from the furnace. No batteries needed.  If you want a digital thermostat and don't want to worry about the batteries maybe you can just hook it up to the "c" wire (or whatever wire you have that provides power).

You should find out what they want. Maybe they want to buy your property. Maybe your PM is crooked. You won't know until you ask them. If it is something that is really more appropriate for your manager you can politely inform them to contact your manager

it sounds like this is your only property. You should not use a property manager if at all possible. One tenant should not be too onerous and you will learn a lot managing this yourSelf. Once you grow, then you can consider adding property management.
