Also, in reply to your last comment, do the attorney and mortgage brokers have their own paper work drawn up or do I have to source them out first and take it to them?

What would their roles be in a WLO deal?

Hello Tim,

I am a newbie here on BP and to the REI world. Currently I am working on doing some WLO deals in the VA state but I am very flexible with other potential markets. Hi there,

I'm planning to start WLO in VA by next month and would like to know what sort of costs are accociated with carrying out deals. I know it has been called a little/ no money down investement route but I believe that is more to do with marketting costs.

The gurus have explained the steps in details such as qualify a TB, but in order to do so don't I have to go a mortgage broker and ask them to carry out the required checks..surely that carries a cost..

I would like to understand from someone who has experience the following

which professionals need to carry out each stage for both the TB and the seller documents

what are the ball park prices I need to expect for these services.

Hi BP

If I was to close a WLO deal and the TB didnt pay their rent on time or were back on payments, am I to assume any liability for this ? 

Or if the seller did not pay their mortgage payments to their lender leaving the TB in a bad situation.....
