Hi BP,

If I was to line up a TB for a seller in a Wholesale lease option setting what costs would i be looking at for a contract review by an attorney, a review of TB applications (by whom...??), 

do you recommend putting the tb in credit repair? How much would it cost and can I include it in the monthly payments by the TB.

what costs would i be looking at for a contract review by an attorney?

what costs would i be looking at for a full back ground/ credit review of potential tb.

is there anyway of getting the tb to fork out for these costs? instead of them coming out of my pocket?

can i create some sort of clause that makes the tb liable for the fees even if they dont take the deal? 

I'm new and confused, I apologise if my questions seem really ignorant.

Hi BP,

I have been reading up on creative forms of real estate investment and came across Wholesaling Lease Options. I intend to get into it once I have more information on the topic.

I am operating from Finland and would like to ensure that all things run smoothly in the process. I am doing this with little or no money down. I would like to use an attorney and an escrow company to ensure the contracts are written in win-win-win formats, to ensure that the tenant buyer is capable of purchasing the house within the next 1-2 years and if needed enters a credit repair program.

If I am to apply an option fee of 3-5% can I also add the costs of the above services as part of the assignment fee? Or would that have to come out of my pocket initially then be reimbursed by the assignment? Additionally, if the deal falls through am I to be left with the legal fees?

I would like to be up to speed with the market trends, laws and stipulations there as i am going to be investing from abroad  (Helsinki) I would like to have as much knowledge as possible.

I'm from Helsinki and have basic knowledge (looking to expand on this) but to what I know Codes are Public information. On the ICC (International Code Council) there are some free codes listed. It states they were last updated in 2015 but the link I'm about to give you was what I came across today.

There should be all different types of Building Regulation Codes here.

I'm up because I'm hungry to know about the market and I'm a night owl. 

I'm from London but I live in Helsinki with my family (my husband is from here).

I think Rochester NY is a good, less competetive market. Also I find resources so much easier to access through the county court online there than anywhere else I've tried.

That's a good perspective. Is it okay to exchange email adresses so I can shoot you some questions once in a while? 

Needless to say I'm off to bed before I burn out!

I have a BSc Construction Management degree and I am literate in Civil Engineering terms.
