@Jay Hinrichs. I don't think a 7 to 10% return on a B class turnkey property is unrealistic?! I am not looking for a unicorn but rather a reliable, trustworthy turnkey company that can deliver a product in a professional manner.

@Victor So and @Caleb Heimsoth. I will PM you as I am not opposed to looking at other markets. 

@Tom Ott. I was surprised as well but my assumption is that the KC market is hot and they are overwhelmed with clients. I have also not been impressed by the projected returns. The turnkey companies that offer decent returns are in sub-markets that I would not invest in due to high crime. My priority is finding a turnkey company that I can trust in a linear market that will provide me with a decent return.

I am a newbie investor that is looking outside of my state for investment properties. I have spent months researching markets and turnkey providers and even recently met with one on a day trip to KC. I have honestly been very disappointed with the general lack of communication with many of the turnkey providers. It seems relatively easy to arrange a meeting or conference call but when it comes time to actually purchase a property I have found that many companies fall short in the communication department. I do not have the time or patience to deal with a company that can't return a phone call or email for days if at all. I would like to know if anyone has had the good fortune of finding a turnkey provider that is responsive and professional and can deliver a solid investment property in B class neighborhoods without marking the house up above market value!

I have, but I prefer to use a local bank. The problem is that local banks don't seem confused about how to set up the account.

I am in the midst of trying to find a local bank that knows how to properly set up a checking account for my solo 401 K. Has anyone had any luck with this? If yes, do you mind sharing the contact name and number of the person who opened the business checking account for you?
