This is helpful. What do you use to collect rent. Is there a free website I can use for my tenants? 


 They use Zillow for rent collection and background checks.

Many of my clients will utilize hard money lenders like Easy Street Capital to fund their deals. This works for properties that need rehabs. They typically will lend 70% LTV. Once the rehab is complete you refi and that is where you will have your final out of pocket be minimal depending on the numbers. I have had clients complete a deal with $20k or less out of pocket once done.

Congratulations!

I would recommend a brokerage that offers additional training as a new agent. I learned more from my brokerage than I did from the real estate school.  I also suggest a brokerage that is going to supply leads as you begin to establish your pipeline.

My clients have charged a nonrefundable pet deposit of $250 and a monthly pet rent between $20-$35/mo.
