Is it just me or is anyone else feeling it? You know that feeling when it's Monday morning and you have absolutely no deals on the board and all your investor realtor friends are in the same dry spell. As they say in investment properties...there will be ups and downs. Anyone out there having some good success in Central Texas? Would love to hear about it! What are ya'lls favorite pockets of the Greater San Antonio area and up through the Hill Country to hunt for deals? Stay cool out there!

House hacking is a so smart and a great way to start! Be wary of wholesalers and research research. Propwire is a great (and FREE!!!) resource. There are some good YouTube tutorials on how to use it. Best of luck to you!

You can do this! For your first one, find one that doesn't need a huge major mechanical rehab like roof/foundation/electrical. Keep the cosmetic updating simple and not over the top...don't do more than your flipped comps. Apples to apples. If you can break even or not loose money on your first one...you are ahead of the curve. Also, check in on your contractors at minimum every 3-4 days.(trust me on this one!)

New B has tons of growth potential. However, it is a tricky town because it is a very tight knit community, and the process for getting STR approval can be frustrating. And, finding properties is a challenge because most never hit the market...it is very much word of mouth. However, when you can get your hands on one that is already zoned, the income potential is a no brainer. As far as commute, we are about 30 minutes to both Austin and San Antonio international airports.

Finding the right agent is kinda like finding the right therapist...sometimes it takes a few tries to find the right fit for you;) If you find one that works hard for you and gets what it is how you operate...hold on to them! Find an investor specific agent that doesn't work on commission. Most of us have relationships with listing agents who will only charge 1%.

Old fashioned foot work. I know it sounds tedious, but sometimes we rely too heavily on the internet. I drive my neighborhoods and door knock properties that look neglected or are under rehab already. It's amazing how far an in person smile and a "hello" goes.
