@Alexander Dietrich It definitely looks like it's coming from underneath versus from a source above the tiles. We used to have a house that had linoleum tiles on top of wood in the kitchen, and whenever we mopped the floor, some of that water would get between the cracks and push some gunk back out. It was definitely gross, but I don't remember having issues with any sort of abrasive spots forming.

Beautiful! I love hearing about people who are house hacking with Airbnbs. This is something we've been considering doing in the future. I'm also curious as to what you mean by 80% occupancy rate. Is that 80% occupancy of all the days you set the property as "available," or is it 80% of the entire 365-day year?

Hmm some of the photos almost look like small spots of water damage. What @Michael Tully said about the adhesive would make sense as well. How long has this flooring been in place?

I always recommend looking into the different free property management software options that are available, especially if you don't feel like the the costs for something like Appfolio are worth it for the number of units you own/what you want to do with the software. If you choose to go this route, just make sure you compare the transaction times (i.e. some companies are "free," but make you pay to speed up deposit times, while others do quick deposits with no charge). I'd also check into specifics of what you're wanting to do (i.e. do you want to sign leases online? Do you want to send out screening applications?). Each company is slightly different in what they offer, and you just have to find the right fit for you.
