Using property management software and just hiring someone on an as-needed basis for certain tasks is what I would lean toward. It sounds like you already have a good understanding of what all will be involved with self-management for these properties, because you've already been doing that, and it's great that you know trustworthy contractors as well.

Congrats on your first fix-and-flip @Michael Lopez! The interior looks very nice. Managing renovation time is definitely important. What was the renovations process like for this investment?

@Daniel Tripp Wow, that's good to know! It definitely sounds like you are in a prime spot to be able to charge a good amount. When you say you've seen people charge 4 grand for a weekend, was that for the 2001 or 2009 Super Bowls, or for regular games?

@Dhevie Urdaneta I'm very sorry to hear that happened. Getting some legal advice may be a good thing to do like @Suzy Sevier mentioned. One other thing to consider is your lease. Was there anything in the lease you signed that addressed these types of damages? If your landlord didn't require renter's insurance, did they have any clear guidelines of who would pay for damages in this kind of situation, especially more serious damages?

If this is a short term rental, the AirBnB estimator tool or AirDNA are great resources like @Edgar Rodriguez already said. The NFL has been considering everything from having no fans attend the Super Bowl, to having the stadium full (and people would need to sign waivers beforehand). It sounds like they may be leaning toward either a limited number of fans, or a full stadium. Obviously things can change, depending on how the Covid numbers change in the coming months, but it sounds like it's pretty safe to say that at least some fans will be allowed at the Super Bowl. Here's an article from yesterday:
