How can 2 wholesalers have the same deal? A wholesaler must have a property under contract before they can market it. 2 people can't have the same contract unless they are partners and both have their names (LLC's) on the contract. Find out which one REALLY has the property then buy from them.

You can go to your local probate court and they'll have a listing of all the probate cases. Some municipalities also have a website where you can look things up as well. Physically visiting probate court will have the added benefit of allowing you to meet the court staff, other investors etc.

Going to your local REIA is also great because you can find private money lenders. Some of these people may be willing to lend half the money to gain a 50% interest in the property. You can always write a buyout clause so you could eventually own 100%of the property once they are paid back with interest. Also don't be afraid to reach out to friends and family. Many older people have funds in their 401k that they can borrow for only 2%. If they make anything over that then it's a profit for them.

This is a real eye opener for a newbie. I try to think of the worse things that can happened but this is far worse than even you could have imagined.
