It looks like everyone is trying to curse a company for fun. redfin sells a lot of home in bay area. lets not forget people use redfin for trust  not only because they are cheap.

Also I have seen home from Timothy craften to go lower than asking in most desirable area in Fremont 😉. So let's not assume that agent Is on fault. Even start blaming whole company is wrong.

again it is very subjective appreciation is imagination and income is real. Everyone is talking about cash flow and cap here how about return on equity ? I see you can refi if you put same effort on multifamily than your rrental increase will change property value.

Again it is personal choice everyone do it differently. So no offense

1300 is to much in rents there also keep in mind hoa is going to.kill you profit

It depends on do you believe in income or appreciation. I could see property makes a lot of sense from numberwise but what about return on equity ? It also dependson your end goal and where you can invest your money after taking it from here

if I would you I would first delist home from the market and fire the agent. Unless you are pro selling agent us most important person in the whole transaction. Get a good one.f following things to consider

1. Ramp and curb appeal 

2. If you go pending now people might negotiate more.

3. I think always a good idea to list home less than 10% in bay area. People will pay the market price. 

4.be in the open house your self and see if less turn out or it is condition of the home.

5. Marketing is the issue I think following are good things about the house not mention in bold letters like court location corner lot
