thanks Greg. but the problem comes since we dont have repayment gurantee for the common area development loan ? since it is not against a specific business. its for whole complex

Sounds like you need to get a development loan from a local or regional commercial bank.
@Ronnie Galindo I would start locally first by I have invested here in bay area sacramento and lake county.
I went out of state to places like ohio and indiana I think it's good use of time and effort to start local and if possible keep it local

Now is my question. I am looking for some suggestions how I can leverage common area development cost ? Things like grading,strom water drainage, utilities,roads ( off site ) .this needs to be done before I start selling the parcel. I have already have around 30% space for which Tennant are ready.
Any suggestions or guidance will be helpful.
