I know Micron is planning on building a semiconductor factory in Clay, NY. Which cities / towns would benefit from it? I am wondering if Syracuse will see a bump due to the factory.

@Ryan Kelly I really like your point about not competing with new construction in the outer edges. I feel like Seguin and maybe New Braunfels have lot of new construction that will be flooding market for years to come.

Hello, I made some investments in Austin 2 years back in East Austin and Harker Heights. They are doing well in terms of rent growth and appreciation so far. I am thinking of starting again to invest in greater austin. I would like to get your inputs on areas to focus on in great austin area. I primarily do duplex / quads, okay with zero cash flow but not negative and looking for long term growth areas.
Prices of duplex are not that much different between Round Rock (closer to Austin) and San Marcos/New Braunfels area (away from Austin) discounting for age of units. $440k-$470k seems to be going rate for 2/3 bedroom duplexes in these areas. Since pricing is almost the same, I am not sure which markets to pick to invest in for long term growth. Do we think Round rock (closer to Austin areas) are better bet than further away markets like San Marcos, New Braunfels etc. How do you think about this? Please share.

Hello Folks, I am looking for multi-family investments (2-4 family) in New Braunfels area. I would like to restrict myself to Class A and B areas. See the crime map of New Braunfels attached (Darker is more crime). In your experience, would you consider the darker areas as Class C? If I want less headaches, should I stay away from these higher crime areas?

I am in interested in learning about Seguin for multifamily investing. From this thread, I understand to stay away from the new construction duplexes. Can anyone in the thread share their current opinion on Senguin for multi-family investing? I see a lot of new duplexes available for sale.

Hello Investors, where can I find comprehensive data at the local level (county, city) like key market indicators like population growth, salary growth etc.? I know folks say look at census data but I haven't able to get the most recent data. If someone has a link to a report where I can send county, city, it would be awesome.
The second question I have is there a data source which identifies new hospitals, health care centers coming up.

@Danny Webber What are your thoughts on Kileen, texas. It meets all the criteria you mentioned. I am hesitant because it seems too dependent on the Fort hood base.
