@Jaysen Medhurst,  i am in california, but was checking to invest in Atlanta area. My friend lives there and so the location.

Which location do you think is still attractive for cash flow properties?  I am looking at standard 1% per month returns on capital employed

I get a feeling that there are no real opportunities in the single family home market due to below reasons.

Almost 50% of your rent goes away towards expenses like property management, taxes, maintenance, capex, tenant placement and all that stuff.  On top of it, if you end up having issue like roof, eviction, etc you are literally making loss and potentially have negative cash flow for long time. 

Should we even bother looking for investment properties in this stage of the cycle?  I know bigger pockets podcast keep saying there are opportunities, but are they real for average investor in bp?

What do most rental property owners do? Do they hold properties through LLC or just on their name?

Am seeing scary articles about getting sued and attorneys chasing your personal assets on top of insurance cover.
