What is the Legal date of change of real property ownership ? is it the date notary signed or it is the Recording date ?


For example the Quit claim deed was signed and notarized on Jan 1, 2014 . It was recorded on Feb 1, 2014
What is the legal date when the owner changed the property ownership jan 1 or feb 1 ?

I would like to know how to lend in judicial states like il, Ny. Where it could take many years to forclose in case of default.

I have been suggested to put a trust together between the finance partner and the working active partner. And set up lender borrower type of terms I case the active partner does not perform.

How can that be done. Are there other ways of achieving this

Any attorney recommendations for this

Also look into QRP- Qualified retirement plans ...google it and see if it makes more sense for you to keep control of your ira funds too

My LLC has a Profit sharing plan as my QRP.

I am looking for some one who could help me keeping compliant with this and file my tax forms 5500 etc and guide me with the laws .

I understand that there are rules regarding prohibited transactions and co mingling funds for Self Directed IRA investments.

Here is what I am trying to achieve and would like to know if this is doable?

I would like to lend using funds from my Sefl directed IRA and my personal Funds (from my LLC).

I would put a fractional note with beneficiary being my Self Directed IRA and my LLC.

There is a sizable exit fee associated with the note when the note is paid off.

Can i make dis proportionate distribution of income to my SD IRA and my LLC . I would like my SD IRA to make most of the exit fee and the interest income to be divided between the SD IRA and my LLC based on the $ contributions.

Please advise how this disproportionate income distribution is possible for a note with SD IRA and my personal LLC?

To sale on title and escrow costs , for doing a refinance / purchase residential property in California, what are recommended title and escrow companies which are low cost?

As a Private lender to get the After repair value of a property I am looking for a ARV appraiser in Woodland HIlls CA
