Yes I use my funds or my Sefl Directed IRA.
Would like to get a reference for a attorney who could guide in this area. it is hard to find attorneys who specialize in this space .
I have known Geraci Law form which seems like one higher end option for this. I am looking for alternate attorneys

I am a private individual and am planing to lend money for a Note Secured by investment/non owner occupied California real estate (Single Family residence)
If my interest on the Note is less then the CA Usury limit (less then 10% Interest) , Can I directly get the note and deed of trust from the borrower and record it , without involving any CA DRE broker of record? "
I understand that if I go over the CA Usury I have to have a Real estate broker to originate this note. Please provide a strategy to directly lend to a borrower secured by CA real estate

For a private loan Secured by investment , business purpose loan (secured by California SFR , purchase money loan) , If the collateral does not have enough value to pay off the entire debt. How can the lender recover its funds beyound what it could recover from the asset sale?

How can the lender a deficiency judgement ?

In CA judicial foreclosure a option for this type of loan?

I am planing to lend to a borrower (Investment purpose, non owner occupied Loan secured by 2 SFR in CA and TX)

How can i cross collateralize properties in 2 different states.

Who can prepare the loan docs for these?
Whow would be able to act as a broker of record for these 2 properties in 2 states to take care of Usury Laws etc

I get a few requests for transaction financing for real estate double closing.
How can I structure the deal together. I am looking for attorney to put escrow instructions and contracts. And a escrow company which knows how to handle funds in such transactions
Any training available for this
