We have made the decision to sell our investment property in Edmonton, AB
The property requires some work. Our goal and intention is to restore it to it's original condition (Repaint, recarpet, revarnish) and improve landscaping for curb appeal. Kindly looking for recommendations for the following trades

HI All,
I am a Calgary Landlord and looking to evict a tenant from my property. The issue is that I have entered into an option to purchase agreement. I am looking to liquidate the property ASAP and will return their deposit (minus fees, late payments), however I am unclear as to how the eviction process for the tenancy agreement works. Should I send them an eviction notice? Should I go to RTDS? Any advice would be appreciated.

Hi All,
I will chime in on this thread - I completely agree the traditional model of buying, investing 20% down and holding is not the best of strategies in Canada. However many other strategies out there. US sounds nice but its harder than it looks, key is to have a good POWER team

Hi All,
Check in with you all here to see if you can recommend any INVESTOR Friendly mortgage brokers that you could introduce or pass on the info for? Running into a whole lot of brokers who are a) lazy b) not motivated to work with investors.
Essentially one who works in Alberta (Calgary, Edmonton etc) and someone you would recommend.

The reality is you don't have enough money for a downpayment or to qualify for a mortgage. My immediate next step if I was in your position is to save and do anything you can to find a deal and then an investor
Getting into a Condo.. why? Unless it is a lifestyle decision I find it a risky proposition

If you make your payments on time, there is no reason why the existing lender won't offer you renewal terms. Just have to hope that it is a competitive rate. Therefore worst case, if you can't qualify, you can just accept the terms provided by your existing lender.
