Can you run the numbers for a duplex like you would for a house for each unit and can you rent it out the same? Like if a find a house that's 2/1 renting $700, 1000sq ft, and my duplex unit (one of them) is the same, is that a good comparable? I'm possibly going to make a purchase soon of a duplex and want to make sure my numbers are correct.

Buying my first rental property as a veteran that's currently deployed. I'm new at this and seeing a lot of the same stuff when I look online. I'm looking for a property management company in Sarasota Florida. Any suggestions?

I hear you on wanting to start investing out of town. I'm in the same boat. I'm currently serving in Afghanistan and in a very similar situation as you. Are you wanting to have it fully passive, as in management company and everything with little to no rehab work to be done? It seems like it's something that can be a great opportunity for you since your location is hard to make the numbers work.
