Looking to assign a Wholesale Contract.  Here's the deal.

Purchase price $108K (includes my fee)

Rehab is $65K

ARV is $221K

Your profit if you sell it based on ARV of is $30K (other fees already taken into account and deducted).

I finally found my first BRRRR that really makes sense, per the biggerpockets' calculator. Now I just need to find a hard lender. I'm searching the website and going through the list. If you're interested or can refer me to one you had a good experience with, I'm all ears.

A lot of good advice given, some not so much. I see it this way. Of its just ts 2 yrs or more goie concerned about, what's 2 yrs for a degree? Get those 2 yrs in Real Estate or something similar. Kill 2 birds with one stone. Real Estate is great. Is also something you can jump into anything. Focus on school while you're still young and your mind is still academically active.

As long as there is land in the world, there will still be real estate.

You're in school for a reason. Make it count and keep your eyes on the prize. Think about this. What if you get into real estate n dont like it? Can you use your 2 yr Associates for something? No because you quit school. Focus, continue to struggle, get your AA, and come join us. It'll all pay off. Focus. Good luck. Ultimately you have to do what you feel is best for you, and what your gut tells you and not your emotions.

You obviously are on the right path. The same path I'd like to get to. As a newbie I could truly look up to you and respect your efforts and advice. I'm really happy to see and hear about your success. Maybe I can bounce some ideas off of you, in hopes of getting to the top too. You have a lot to be proud of.

Thanks Thomas.  I ran the numbers before I reached out.  Easy for you to say concentrate on GA, but please understand, I'd rather keep my kids in the house vs. being evicted.  Of course, as long as I have a roof over my head they will too, the idea is not to have them suddenly uprooted.  If all else fails, then yes other alternatives will be a no brainer.  Thanks again for your response.
