really break down the costs of either selling it or airbnbing it / renting it. You need to consider the appreciation of the property, principal and equity built over time, and tax advantages. I would also consider looking at tax segregation strategies but that is a topic for a different thread. When you have your numbers right in front of you really consider these 2 questions:

- "Can I take the hit, sell it, and come back at a future date with a better deal?" (Maybe you can 1031 exchange it into a smaller property as interest rates cool down or as rental rates increase)

- "If I continued to rent it out how much money would I expect to make/expect to lose over a period of time and is that worth my time?" (time = money)


Don't stress too much. Every great investor in this business has made mistakes and had to take a step back. If if this is a little bump in the road you will take the lessons from this investment and turn it multiples upon multiples of future returns based from your wisdom.

Bigger pockets has a list of the top performing states on average for investors. I heard great cash flow and appreciation investments can be made in Alabama and Detroit.

Here are some things I can think of:

- Joining real estate communities either through eventbrite or local realtor sites

- Leveraging social media and the power of LinkedIn to connect to others.

- volunteer at a local network and get in touch with the community 

- find a facebook group or masterming group that fits your niche

what is the average appreciation for land in Bremerton? Why would I invest in land rather than real estate in regards to wealth building?
