I’m looking to get a wholesale deal under contract & Flip the contract on an assignment transaction.  Do you guys have any advice.  thank you for all your help!

I heard Brandon Turner talk about contacting mom & pop landlords on craigslist for potential deals.  I thought it was a great idea.  I been reading & studying on the subject of real estate for about 2 years now, but I’m scared to take that leap of fate.  I don’t know if it may be would be a better idea to hold off on trying to wholesale until I complete reading  “The book on estimating rehab costs”.  Part of me says I should just try to contact the leads I have currently & the leads i have on craigslist & figure things out as I go.  I met two individuals that are active investors & maybe they can help me when I’m stuck.  What do you guys think?

Do I have to notify them on my direct mail letters that I am a licensed Real Estate agent, even though I have yet to hang my license with a broker?
