Definitely check out the education tab. You will find a lot of good and helpful information there about wholesaling. The knowledge there is endless. To my experience, I will say that yes, there is money to be made. The point really depends on what your goals are with real estate. For example, you can wholesale to build the capital to buy and flip homes or you can just wholesale to generate the income that pleases you. Those are just two examples of why you would want to wholesale. The basics to wholesaling is basically, in my own way of explaining it, flipping contracts. You are saving the investor time by finding the homes. You find the deals for other investors for a fee.

I came across a property that seems pretty much abandoned. I looked up the property and saw that the mailing address is the same as the property address. Any suggestions on how I might find a correct mailing address?

Great that you've already started an interest at 20 years old. There's many books I could recommend but I'd say check out 

- The One Thing by Gary Keller

-  The Millionaire Next Door by Thomas J Stanley

- The Book on Flipping Houses : .... by Jay Scott

No particular order. Just in case you didn't know, on every podcast you listen to on BP, at the end they ask what they're favorite business and real estate book is. Great place to steal some book titles to read.

It really depends on what works for your farm area or the area that you've chosen to target. It's really all trial and error. If you do choose to do direct mailing, make sure you focus on direct mailing. Focusing on a lot of things at once, most likely won't help you. 

It's different for everybody. I've heard people say yellow cards. Others say post cards, professional letters, knocking on doors, craigslist, etc... You'll have to just test the waters and see what works for you and what gives you the best conversion rates. 

When making an offer, one thing that would save you time and gas would be coming to an agreement first before you actually drive over to see the property. If you're just starting out and let's say the property is pretty close by, I don't see the harm in checking it out. But when you're dealing with 5-10 properties at one time and they aren't as close, you'd want to get an agreement signed after doing your research online to see what the best offer you would be able to give them. I commend you on starting at 20 years old. The sooner you start the better. A few basic start offs are 

1. join your local REIA Group. It'll cost a couple hundred bucks. If you can join, that would be a great way to network and just get connected. Easiest way to get connected with cash buyers. Make sure to ask them exactly what kind of properties they are looking for. You don't need a lot of cash buyers. Just a few. Maybe even just ONE.

2. READ & Listen to the podcasts religiously. 

3. To my personal opinion and the forums I've come across, driving for dollars is the way to go if you're just starting off. Know your farm area. 

2 key notes. 

*If you have a deal, AND IT IS A DEAL, finding an investor will be no problem. 

*Just like the podcast you listened to... Progress, not perfection.

One of the things that I repeat to myself constantly everyday is "progress, not perfection." I heard it from one of the episodes and it has helped me so much.

Since last december you were at 0. Now you're up to the 88th episode. By the end of the year, you'll be up to date with the most recent podcast. I'm sure you've learned a lot as well:)
