There's a meet up this Sunday on May 22nd from 1-4pm at Duck Foot Brewing. It's hosted by @Lance Trezona and @Mel Adams. Unfortunately, I won't be able to attend this one since I just found out I'll be traveling for work. I went to their last one and striked up some great convos about REI and some awesome connections.

Hi Cathy! I'm a little bummed no one replied to this! I too am contemplating my career in tech. I'm in software sales and really want to replace my active income with passive income. The corporate life just isn't for me. 

I know it's going to take some time to get there, but I'm willing to learn and put in the work. I've been trying to figure out how to increase my current income so I can save for that next property. Happy to connect with you during your trials and tribulations. I know I need like-minded people to surround myself with. Good luck!

Hi Cathy! I'm new to REI and am also from San Diego. I had a similar situation with an inherited tenant that claimed Covid hardship but never applied for rental assistance. Thankfully she was only around for 2 months, but that was 2 months of no rent. I don't have much advice for you but I'm following your post to see what other people reply with. @Bjorn Ahlblad - I definitely knew that going into it. However, it's the stuff I don't know about the CARES Act that stumps me. I've talked to other investors and had a free consult with an attorney who all say they've never heard of a tenant requesting their entire deposit back especially when there is a balance of unpaid rent. It's such a weird situation, but I see your point.

Hi BP! I am a first-time homeowner and landlord in San Diego. We bought our first duplex in December and inherited a tenant that had their income severely impacted by COVID-19 and couldn't pay us rent for her last 2 months. When she moved out, she understood that her security deposit would be used to back pay her unpaid rent, but she still owes us a balance. Now that she's gone she wants to rescind her offer to back pay rent with her security deposit and is requesting I send her back the full amount. Is this allowed? It seems like such a grey area with the CARES Act. Has anyone else had an experience like this or know a good attorney in San Diego that can help me out with this issue?
