I am the Membership chair for the Memphis Metro CCIM (Certified Commercial Investment Member) Chapter and would love to expose more residential investors and practitioners to the commercial real estate. If you're brand new and have no clue, you've come to the right organization. We have many introductory events coming up this spring that we invite you to attend! https://www.memphismetroccimchapter.com/

How does someone get started in doing BPOs? I'm licensed in TN and MS and just starting out in commercial real estate primarily but also want to be educated/valuable on the residential side as well...and I want to get started ASAP! Thanks for any insight!

@Brian Garlington
Great advice! How does one technically “screen” for “smokers of any kind”? And what are some contract penalties and/or terms that work in deterring tenants from smoking?

@Barry Ingram thank you for this post! It's extremely helpful to me because I want to be as prepared as possible and not waste anyone's time. Do you have any other pointers for newbies like me who are doing their first deal with a HML to show my commitment / work ethic? What are some best practices for negotiating fees?

Great job! I want to get into the Fix & flip business as my entry way into RE investing. Can you further explain not putting your property on MLS so you can find deals"? Do you mean that you're searching for cash buyers vs traditional mortgage payers?

Thank you @kelly rambo and eamonn McElroy! These are very helpful insights. In terms of up and coming areas - what are your thoughts on the Cascade Heights area and the Gresham Park areas?

Hello Everyone,
I am new to BP and just starting my real estate journey. I am moving to Atlanta and would like to start investing in the Atlanta metro area. In my research I found that the city of Atlanta is made up of two counties: Fulton and DeKalb. When looking for a primary residence and investment properties what are the main differences that I should consider? For example, are their differences in policies guiding property taxes? Is the development/redevelopment landscape different? Any insights would be greatly appreciated.
Thank you in advance!
