I appreciate the feedback, absolutely cash flow is important and I’m definitely striving the get the best cap rate as possible. I’m hoping that I can use BP as a medium to network and get to know people around my area. I will definitely check up on the events section to see what’s happening.

@Omar Khan and @Kirk Windahl, I have been doing mostly MLS with a realtor. I'm looking to buy and hold and ideally I would like to buy houses that require minor rehabs to begin with and work my way into more in depth rehabs. I am looking to buy into C or better neighborhoods primarily. The one advantage/disadvantage that I have is my schedule. I work 2 months on and 2 months off. I can do a lot of the work on my real estate business while I'm home for 2 months at a time, but I need to set up a system that can go on auto pilot or have a partner I can trust to keep up with things while I'm gone for the other 2 months. I have been doing most of my searching in the Rockwall area because thats close to me, but would love to find a multifamily anywhere in the north Dallas area including Sachse, wylie, Frisco, etc... I would also like to stay away from the lower end properties. If I have to chose I would chose asset building properties over cashflow properties. Quality over quantity is my motto.

My name is Ricardo Avila but my friends call my Ricky. I am and aircraft mechanic and love what I do but I also really enjoy real estate. I am in the process of purchasing my second house and my goal is to buy at least 1 property a year for the next 10 years. I would like to meet other investors and real estate professionals in the rockwall or dallas area and maybe start working some deals with a partnership. I feel like I can bring a lot to the team, I have a great W2 and I have a great schedule that allowed me to be off 6 months out of the year to possibly do some rehabs.
