I like the better schools, usually able to get more ROI but if it does not cash flow with the return I want , I keep looking for something that works.

Replaced windows in three houses, took quotes, hired contractors, have replaced a few by myself after watching the professionals.  basically, they used jenweld from lowes double hung, double pane.  Found that out when I had a broke pane. looked for the replacement, called jenweld, they told me what to look for in the corner of the window, the sticker on the window and sent me the replacement.  every time I hire a contractor,   I get an education, as we all know a good education is expensive sometimes.  

I currently charge 150 per pet deposit, non refundable , been considering a monthly charge.  I do suggest renters insurance, but have not required it.  no vicious breeds, limit of two . 

I always use a lock box for rehabbing, I can change codes if needed, I use the kwickset rekeyable locks on my houses. I have one key we all use for rehabbing and as soon as the rehab is done. I rekey it for the renter.  Just takes a couple of minutes. When we buy the next house the first thing i do is change  the locks,  set my key , put on a lockbox and everyone is set to go. rehab starts .  if they are going to break in the lock box isn't going to speed them up. the windows is an easy break, or they will kick door in. Just make sure your insurance is paid up.    the lock boxes I use are less than 15 bucks, keep 4 on my truck, also rekey between renters.
