I agree with Chris. It seems like the seller isn't having any luck at his price point and it's for a reason. He wants a higher price but won't counter your offer, so that's a bit strange. It may be that he thinks a realtor will get him more for it or find an end buyer to meet something around his price. 

Is it really realistic to say that an end buyer will not want to put ANY money in for repairs?

If I am direct mailing and finding deals which I put under an assignable contract between the broker and the seller will do I need an RE licence? Am I acting as a broker's agent? 

Can I place a deal under contract and assign the contact to a brokerage? 

Can the broker then turn around and market the property and assign the contract again?

I am trying to find how other wholesalers may be structuring their deals with a broker involved.

@Fred Winer I have heard of these methods and looked into them extensively. I guess I am just looking to hear from those who do the latter 2 out of the 3 you named above. Thanks for that info!

@Fred Winer Absolutely, and it is the way in which I would ultimately want to conduct any wholesaling transaction. This obviously will help anyone keep more cash in my pockets. However, I am desiring to stay clear of the line between illegally brokering and wholesaling. I see this being an issue since the wholesaling process may MANY times force one to "market" the property and not the CONTRACT which is being sold. Thoughts?

Florida has some well defined rules about brokering and marketing real estate. I want to make sure I steer clear from having any issues with this as I am not a broker nor do I work for one. 

SO, does every wholesaler only sell assignment contracts? 

Are there any wholesalers out there who buy properties from sellers before selling even having an end investor? 

Though this does not make too much sense to me, I heard a wholesaler on the podcast today discussing hard money fees in his wholesaling. Do any wholesalers out there use hard money to purchase their properties until they find an end buyer?

Whats your experience? Share any thoughts an idea!

@JR M. That's a great point. As I begin to break down the task list and it is incredible how many hats I would have to wear. Do you have any experience with partnerships and JV contracts?

Simply put:

My partner and I want to set-up a fare structure for a property acquisition company.

I have ALOT of time on my hand and willing to deal with all the leads and answer phone calls. I have no capital.

My partner has little time but all the capital to invest in the marketing.

I do the work, he does the analysis and pay outs. 

What are some ideas for structures? What should compensation be like. How should we protect ourselves? Any ideas or input helps.

I am looking at a few manufactured homes in good neighborhoods around Volusia County, Florida for under 70k. (I.e. 3/2 1500 sqft) They are in good condition, some with added bonuses (large masters, nice kitchens etc) and can be rented immediately after closing. I haven't looked into these much before but they seem extremely renter friendly and cheap to purchase/maintain. Does any one have experience with these? Are they better investments than a condo at around the same price (but with half the sq ft)? Are there things I should look out for specifically?
