I figured that you meant turn-key and that is why I am more skeptical about what you are being told. I am wondering who is giving you that information. That doesn't sound very accurate to me. Are these realtors trying to sell you an opportunity? Are you paying attention to the construction type of potential properties? I would not be caught dead in Daytona with a wood frame house, for example.

For that price range it will be extremely to find a rehabbed property that will provide that type of monthly cash flow. I wholesale properties in Daytona and work here full time, and have not been lucky enough to get such a great bargain on a property in that price range and IN A DESIRABLE NEIGHBORHOOD. Surely, a simple map view may show you that a certain property is only x miles from the beach but it won't speak too much about the area. My suggestion is to take the drive from Miami, stay in a nice hotel, spend a few hours driving the main roads and some of the potential neighborhoods you may be interested in. This will show you what I am talking about.
Note: Stay away from 32114 area code!
I know many who are making money here, and seasonal rentals are great, but I am skeptical about a $150,000 investment making you more than 1.5% monthly gross here.

@Anthony Nieves I think everyone wants to believe they have had the BEST real estate lawyer because its one of those services you pay so much for and HOPED you got your money's worth. I will follow suite and offer you the name of the firm I use in Daytona Beach. I have had personal experience with them, both in person and pop-up phone Q&A.
At Cobb Cole there is a real estate lawyer names Harold Hubka. He is very detailed and thorough in his work and explanations. As a military professional, I love seeing civilians with such good character and professionalism. Most importantly, he is INCREDIBLY fair with his pricing. Give him a try.

Just so you get a little bit of a better picture; your "competition" in finding great deals to flip is a company that plans to spend 3 millions dollars on real estate in the next 3 months.. It is not to intimidate you or your brother by any means, it is just more of a reason for you to connect with people like @Joshua Dates who are doing this in the area. Agents may be great to have in the area but I don't think they will be your "best" asset if you want to do flips. If you do want to use a licensed agent, then make sure he/she is extremely investor savvy. The way this market is right now, shopping around with an agent is NOT the way to go and the MLS is NOT the place to find properties that will fit a"smart" flipping criteria. Your best bet is to talk to wholesalers who are actively marketing here or get on the Volusia County auctions.

John,
This is the second time I've had to talk to you about honor and respect. While you sit in the comfort of your home wanting to scold and assume about things you do not know I get to serve you as an active duty service member of our united States military. If that in itself does not deserve your casual respect then at least allow me the opportunity to show you how you might actually be assuming here.
The "deal" that you think is a violation is in fact not in violation of any laws, and you can speak to my real estate attorney about that. That "deal" was signed with numbers and closing periods that do not profit me nor my business. That "deal" is an attempt to help a woman with WAY to many issues to even allow me to see her property! You might need some of the text messages that I get from her after spending hours of my time away from my two children to help her dig herself out of the pits she feels like she is in. Or maybe you need to speak to my wife? Only she knows how many times ive had to leave the house to go help this person in need. That "deal" is structured to serve and honor a women who I felt needed help, outside of any business deal.
You, John, do not know me nor what business I conduct. Please stop dishonoring me with you false accusations and assumptions.
