Hello Everyone, I have a question about a seller-financed deal. If a seller has a tenant in a home and owes back payment in which we plan on paying to bring the loan current is there anything we can add to the agreement in terms of adding any contingencies or penalties to the payment amount such as interest to be paid to buyer for everyday the tenant doesn't move out after the closing date or any if the seller does not keep up his end of the deal.

Hello Everyone,

I put in an offer on a property and looking into getting some estimates from companies who can pour asphalt/cement in a 4,000 sqft lot to create parking lot.

I would need to cut the curb on the side walk to create the entrance into the parking lot as well as pour the asphalt/cement into the lot and create parking spaces.

I know there are permits and levels of approvals needed to begin, I just want to get a list of companies that can do this type of work. Has anyone had to do this before?

Hello,

So I was wondering, I noticed that there are a lot of mulit families built in the 1880s - 1920s and I have not seen any new constructions for a multi family property in Rhode Island. Is there a reason for this? My logic tells me that we continue to build single families because it is profitable (people will buy). I believe people would buy a new construction if it was a 3 or 4 unit property. Random thought maybe, but just wanted to see everyone's take on it.

Hello,

So my journey for my fiancee and I to finding a small multi family property in the Rhode island market has been tough. The properties on MLS are far to high upwards of $230K for a 2 unit property and $260K for a 3 unit property. Off market, I am not getting a lot of bites or phone calls. I sent out mailers all of June and have not gotten much of a response either. I wonder if I should continue to send out the mailers if I have not received a response rate to have the confidence that this is working. Should I target single families instead? The market for multi families are very low right now. Any advice?

Hello,

I want to start virtual wholesaling properties in the southern states. I feel that I should look into other real estate markets and test waters else where. I understand the jist of wholesaling and have the tools to speak with sellers over the phone. I am trying to find the right market for me to dive into and start hitting the ground running from there.

hello bp community, i was wondering what the cost would be to tear down an existing 2 bed 1 bath ranch and rebuild a new 3 bed 1 bath ranch in North Providence area. in addition what the cost and procedure would be to tear down the existing property to a 3 bed 2 bath raised ranch
