Hello I'm trying to understand if house hacking under an LLC would work. obviously in the traditional realm we can't get FHA financing so I'm trying to figure out what financial tools others have used to put now money down

Hello, so I want to know what people are using for purchasing multi families and what factors to consider if it's a good investment I know some people use cap rate, wanted to know exactly the process when your looking at a 3 family and how to analyze the investment.

We are working with a family that is preparing to put their property on the market for sale. Furthermore, the wife name is listed on both the deed and the mortgage. The husbands name is listed only on the mortgage. In this situation, since the husband name is not on the deed, is he allowed to try and sell the home for more than what is owed on the mortgage? From our understanding, he has no control over this property due to the fact that the deed does not list his name. Any final decisions will be left to the wife.

We want to make sure we have a full understanding of what powers the husband actually has in this specific situation.

Hello,

So I am dialing up offers to send out to some properties and I want to know as a newbie to the investor world. For instance, I am estimating the rehab costs myself (without contractor experience, except book knowledge), and new to bringing a partner in with my LLC to finance the deal. What are some contingencies to add into the offer?

I met with her and actually got the job done, unfortunately I won't be able to help since the bank already sold the property for auction and winning bid was 185k 7 months ago, she halted the process by claiming bankruptcy that same day to freeze the progress and stifle the transaction and was able to stay in the home for the next 6-7 months. They have scheduled another auction on the 25th. My offer was going to be much less, generally speaking the auction already showed their hand and won't accept anything less than 185k. I was able to find what her goal is, and she told me she didn't want to stay. I was able to make the connection and made great progress for my first seller investor meeting. Thanks a lot guys, great help!
