Hello Everyone,

I am a new investor in RI and I keep running into properties that are going through title issues because of the Martins V Federal National Mortgage Association court case. 

I was wondering if anyone could elaborate on what exactly is going on with that in terms of why other foreclosures are going through title issues. I already read the court case, but would like to know if anyone found a ruling on this matter or if the ruling has been issued at this time.

Hello Ladies and Gentleman,

I am trying to find a different route to get in touch with property owners. I am trying to go through the mailer route which I understand is going to take multiple attempts to get a homeowner to start a dialogue for a potential deal. I am trying to get access to their phone numbers. What are some of the ways investors use besides mailers?

Hello,

New to investing and reading up on the rehabbing portion. Wanted to know in what order are things done in terms of flipping a property. Is it the roof first and exterior then work on the interior of the property or is it more of whatever is the most important item. 

I am asking because I want to understand the timing of everything snd how long on average does properties take to rehab if you doing a complete rehab from top to bottom in RI or MA or if your just doing a minor situation.

in addition they are looking to pay $1,000 in the providence, Johnston, Cranston areas. Not too picky on the style or anything. The man is not looking for trouble, just wants to live on his own and build on his difficult position.

hello everyone,

My buyer who is purchasing a condo in RI has asked me to assist her brother who is a convicted felon to find him an apartment for him and his friend. My first quick answer I thought of saying was "there is nothing I can do" but I said I will see what I can come up with and try to direct them to the proper sources of info. Question is, how do you find an apartment for convicted felons in RI when most landlords run background checks on 85-90% of the time on potential tenants.

My apologies guys. Here are some details. Let's say the property has more than just the nuts and bolts and the shell of the house. Let's say its a foreclosure property. With the foreslcosure property the living sq foot is 1,640 and the house needs a remodel kitchen, (2) bathroom, (3) bedrooms raised ranch. Needs updated electrical and new baseboard heating system.
