I am looking for some recommendations for attorneys, planners to set up my financial house in case I get hit by a bus. I need to make sure my holdings our handed down correctly to my wife and kid. Ideally someone in Racine, Kenosha, Walworth, or Milwaukee County. If anyone has had positive personal dealings with someone like this I would certainly appreciate the referral. Thanks

I have bought surrounds from menards or home depot that come with trim for this very issue. I usually skip the trim but the surround is flat on the back so you can cut around the window and caulk very well.  I also supply a shower curtain that goes against the wall to keep water from rotting the window. The kit I bought had all the shelves in the ends or corners so it does not get in the way during the shower.

I would never let tenants paint. Tenants may have good intentions and may want to do a good job but rarely will. What happens when they slop it on the trim or worse yet kick the gallon over on the carpet.

I was also very inspired by the podcast and I am reading the book now. I understand your struggles with implementing this on MLS deals. You may want to send your agent a copy of the book. You would at least get the techniques one layer deeper in the transaction.

What if any advantages for my stay at home wife to be the real estate professional if we are under the income threshold that would disallow our passive losses.

@Adrien C. It is for assisted living/senior housing complexes and services. This is to attract tenants/customers not to buy there house.

Has anyone generated a list of senior citizens in a specific area. I am looking to market to seniors regardless of there homeownership status. I  know I can buy a list from list source but I am wondering if there is a more cost effective choice since all I am looking for is there age and zip code. I would like to possibly hire one company to do the list, print and mail the postcards. I did a google search and the options are endless and everyone wants me sign up before they will give me any pricing or quantities of leads in my zip code. I am hoping someone here can make a reccomendation on a company to use or to avoid. Thanks

Welcome to the site. The Apartment Association of Southeast Wi holds a landlord bootcamp on Feb 24. I would highly reccomend it. It is a great opportunity to learn the laws to run your properties legally. It is hosted by the Real Estate Lawyer that writes all the leases for WI Legal Blank (which is the company that sells all the forms) He is very knowldgable.

Yes a bridge loan would be great. I am looking to get in, renovate it, rent it, and put it on conventional fixed financing.
