@Andrew Postell Great post, my question is on 2-4 units since you are referencing changes in single families to 85% What are you seeing in the 2-4 unit space. In your earlier posts you stated 70%. Has that moved at all?

Buying at auction typically requires all cash and offers no opportunity to get in the property prior to owning it. Its a gamble. For your first property I would want to have a chance to inspect it. For that I would stick to REO properties to start.

It looks like it could easily be 30k. It looks like you would need to rebuild the foundation and the floor joist system. You would need to evict the tenants to complete the work. For the right price I might move on it but more than likely I would walk for this one.

I use craigslist for my rental comps. It works well in my area. I have used the rentometer free trial. It seemed pretty good and similar to my craigslist searches. It sounds like they have added more data so you can compare more details that just beds and baths so I was thinking or looking into them again.

I am looking references for Framing carpenters, window installers, roofers, General Contractors that will work in Burlington Wisconsin. I Have 2 duplexes under contract that will need roofs, a sagging garage  re-framed and roofed or rebuilt, new windows installed and a closet framed in to make a legit 3rd bedroom. Thanks in advance for recommending contractors you have positive experiences from your own projects.

I purchased a download book but can not log in from my phone to download it. I can log in using the app on my phone but when I click the link from the email it sends me to a web browser to log in. Is there some way to get the book from the app or figure out why I can not log in from web browser? I restarted my phone and tried again with no luck.
