2016 we are starting our marketing campaign. I am looking for help on what to say on them in different situations. Ex: what to say on vacant houses or run down houses. Would the letters say diffrrent things?

In the state of va do leins stay on property  until satisfied or do they drop off after 10 years. I have been told 2 things. If not renewed drops off in 10 and if put on after 1995 stayon for 20 years. Need help with the truth.

I have finished second flip and kept as a rental starting next flip. My plan is to flip one buy one for rent. Im not sure i want to be a landlord so looking to buy vacation rentals at beach. Has anyone have any experience with this

Have a house that is 3 bd and 1 bath i think i can turn into 4 2. Forecloser price is 36k want to offer 24k. About 60k in doing this with other repairs. Comps are all over the place due to foreclosers closes one to me is a 3-2 sold for 114500 a year ago. i think i can get 118500 for it when done. I have done one flip already and one flip and hold. Need some good advice for this would be first i do with out money partner

Members looking for some help. I own my house free and clear want to use it to buy rentals and flips. I cant get banks to lend on it. A little background i lost my job in 2009 and have 3 derogatory marks on credit because of it. Credit is perfect since then but only have score around 640s. my income is about 60k and have worked for same co for 5 years. i do have student loan 2 cars and some credit cards on history now. Cards are at 75%usage. i am meeting with banker any suggestions will be welcomed   Thank u

I am new to the game and have been looking for hmls. my question is my house is paid for. the equity is about 175k should I try and use this instead of hml. If so does anyone know how i can get to it. Small problem is that i have poor credit history from 2009 when I lost my job. i have new job past 18 months and perfect credit since 2009. Any suggestions. I have three deals looking at now so help
