So many people I know watch the show Walking Dead.  It seems very morbid and gruesome.  I can't motivate myself to start watching it.  Anyone enjoy this show????

My dream and goal is to work full time as a real estate investor.  I discovered my passion for real estate at the beginning of 2014 reading Rich Dad Poor Dad among other books and officially took action 4 months ago with a partner.  We have wholesaled one deal and used the profit as a down payment for 2 rentals.  Now we are working on getting more wholesale deals to build capital to grow our business and pay for marketing.

We plan to be full time investors by next summer.  I am asking for some inspiration from the many successful investors on this site to share their path to full time real estate investing.  How long did it take from the beginning to make it full time?  Please share!!!!!

Has anyone seen any good movies lately??  I just watched a couple rentals this week.

Chef - surprising feel good movie about someone following their passion!  Reminded me why I want to work full time with real estate!

Maleficent - another good movie and she would be a great landlord!

Edge of Tomorrow - ground hogs day of the action world, kept my attention but very predictable once you found out the day kept starting over.

@Account Closed I agree by driving the area you get a better perspective of the value of the properties. We are going to drive by eight properties today that we found through our DM campaign. When working a full time job M-F and doing REI on the side, it is hard to have time to drive by all the comps for eight properties we have this week. But that is a good idea. At the least we can drive the streets with google earth maps and get a idea of the comps.

@Jennifer Lee Thanks! Yes it sounds like having access to the MLS is the way to go. It makes things much faster especially with the volume and location of the properties we need comps on.

@Jared Reimer Thanks! Hopefully in a couple weeks I will have my agent license and my own access to the MLS. We can't really benefit another agent since we wont be selling many properties on the MLS. We mostly will be focusing on wholesaling and holding as rentals. Plus we would be asking them to run 5-10 comps a week.

I will have to check out the tax assessor data!

@Kyle B.   Thanks! We did think about that but with the amount of properties we are needing comps on this would be a headache to ask that of a agent.  For example we have 10 properties this week we are looking at from our DM campaign.  And we are mainly focusing on wholesaling or holding for cash flow.  We don't intend to rehab them and sell at retail with a agent.

What is the best way to run comps without having access to MLS? I was using zillow to search recently sold houses nearby but now zillow decided to update their site which makes it really bad for running comps IMO. I plan to get my real estate agent license soon and get a membership to my local MLS to use for comps but until then what else is out there for running comps??
