We have five properties and use cozy.co to manage the property and Stessa to manage the financials.  They're both free and allow us to continue to dive into the weeds of the properties, which at this point, we wish to do so that we fully understand how to maximize profits.  With your larger portfolio these may not make sense for you though, but we share as food for thought.

We use cozy.co and like it. They’re merging with Apartments.com and the coming soon features look promising

We use cozy.co where payments are ACHed to our LLC checking account. Works well for us

@Joseph Martin - I'm not as expert at this. @Andrew Postell is.  This said, I understand that this process is designed exclusively for 1-4 unit properties.  Thus, for the 7-unit you ask about here, this would not be applicable.  I think early in this thread there are others who ask about units that exceed 4 and that this was the answer.  Good luck to you.

@Daniel Francoeur We concur re: the screening element of a security deposit. Our target market is working class areas where the security deposit requirement would be pretty onerous and we specifically seek to cater to renters who are looking for a nice property at a reasonable price in a safe neighborhood.  It also helps us with limited tracking and deposit requirements, making it work for us.  If we were in A or B class neighborhoods, we'd probably take a different approach. We use sayrhino.com and it's worked well for us thus far on 2 SFH rentals. No security deposit tracking hassle and our renters prefer it when we've given them this option. Not needed to exercise it so not sure about that end.

We've not found any traditional bank loans at less than 6 months seasoning.

We've just completed a BRRRR and are about to take the refi steps on two more properties.  No issues on our end thus far.  Fingers crossed.

We use Cozy.co for what is currently a 4-property SFH portfolio. To date, we've found it easy to use and it is free. We'd recommend it for anyone in our similar circumstance.
