I would ultimately like to partner with 19 other partners for a total of 20 equal partners each having a 5% stake. How do the numbers work? I am including the total costs of buying the suites plus an estimate of costs to set up the partnership. On the light side 20 partners putting in $53,743 could buy 18 suites. The return on that could run about 29-34.5% annually minus costs for running the partnership. (the suites are fully managed and hands free) On the other end of the spectrum 20 partners putting in $346,616 each could buy 120 suites. The return on that could run about 30-36% annually minus costs for running the partnership. (again the suites are fully managed and hands free). I can send a brochure with projections about the project to any who would like one. The first phase is sold, complete and should be ready for occupancy by the end of this month or the next.

Hotel project is in the North Dakota area. The numbers show a 30-35% annual return on our money. I can send any interested parties a brochure I have about the project. I am promoting the project to those who want to buy as a business or individual. I am also exploring partnering with others to reduce risks as a whole. It's a volume thing. A single buyer with 6 suites depends on one particular group of six suites. A group of partners with 6 suites each, possibly in different locations, can spread out a risk better.

I am exploring the possibility of partnering with individuals or businesses that would like to jointly buy into a hotel project in North Dakota specifically geared toward housing the many workers in the oil fields and the support staff. Your plan sounds good. There are opportunities in the ND area for a good ROI on as little as a $32k investment from the numbers I've seen. Keep your eyes and ears open. You should be able to do quite well with the income from your job and some planning. Good luck.

There are some good opportunites right in ND for good potential ROI. One I know of has a management company in place for a "hands free" investment opportunity. It seems you have a good idea of insuring against the "bust" phase of the "boom and bust" cycle.
